Customer
The customer agrees to comply with these terms when purchasing products and services from Kommee Kurki via websites using the Johku service: kommeekurki.fi, kommeekurki.johku.com, GoFinland, Retkipaikka, tentsilemajoitus.fi, treetentfinland.com, and other partners using Johku’s cross-selling features, such as Ekomatkaajat. If GoFinland or Retkipaikka state different or additional terms, those apply to reservations made via their platforms.
Reservation Terms
These terms apply to products and services that are booked or rented (collectively referred to as “item”).
Booking
The customer is responsible for familiarizing themselves with the description, instructions, terms, and responsibilities related to the booked item(s).
A booking becomes binding once the order/payment confirmation is sent to the customer’s provided email address. Please review cancellation and change policies.
Payment must be made using the selected payment method in accordance with its terms.
The booking system sends an order/payment confirmation via email.
Kommee Kurki is not responsible for failed bookings. Customers must promptly contact Kommee Kurki to resolve issues. Availability is not guaranteed. If the item is unavailable and no alternative date can be arranged, any payments will be refunded.
Cancellations and Changes
Reservations made directly via email, phone, or Johku-affiliated platforms may be canceled free of charge up to 7 days before the original arrival date.
For cancellations made later, 50% of the booking amount will be charged.
Booking dates may be changed free of charge within the same season/year, depending on availability.
Tree tent accommodations are available from early May to the end of August.
Date changes must be requested at least 1 day before tree tent bookings, and 7 days before house lodging.
In case of thunderstorm threats, Kommee Kurki will contact the customer and assess the situation case-by-case.
The cancellation date is when Kommee Kurki receives notice of the cancellation.
The customer is responsible for sending the cancellation on time.
Cancellations must be emailed to info@kommeekurki.fi.
Owner’s Right to Cancel a Reservation
Kommee Kurki may terminate the rental agreement due to force majeure. The customer will be informed without delay.
Customers are entitled to a full refund of any payments made.
Expenses incurred due to cancellations caused by force majeure will not be reimbursed.
Keys
Customers are usually greeted in person and given keys. If not possible, Kommee Kurki will contact the customer.
Keys must be returned by leaving them on the table inside the item.
For lost or unreturned keys, the customer will be charged full rekeying or lock replacement costs, with a minimum fee of €80.
Kommee Kurki does not charge for opening the unit due to lost or left-behind keys.
Use of the Item
Item details are defined in the product description.
During the rental period, the customer may use the item, its equipment, and specified services.
Any deficiencies or issues must be reported immediately.
The customer must clean the item and wash the dishes during and at the end of the stay.
Basic end-cleaning is required:
B&B Kommee Kurki: Tidy up, wash dishes/run dishwasher, wipe kitchen surfaces, vacuum if needed using the vacuum cleaner from the porch.
Satukurki Cottage: Tidy up, take out all trash, wash dishes, sweep the floors.
Tree Tent Accommodation: Area must be free of trash, clean of food or waste, and swept with the broom provided.
Dirty shoes or gear must not be brought inside the tree tent.
Failure to clean as required results in a €50/hour cleaning fee, minimum €50, plus any third-party service costs.
Pets are not allowed, except in house lodging and Satukurki Cottage for an additional fee.
Additional Tree Tent Accommodation Terms
Arrival: After 4 PM
Departure: By 11 AM
The group is responsible for keeping the tree tent and surroundings clean.
Trash must be placed in designated bags and covered bins.
The group must ensure the tent and area remain intact and clean. Follow the cleaning instructions provided.
Kommee Kurki reserves the right to charge for damages or repairs afterward.
Do not disturb local birds or wildlife!
Respect the forest and natural surroundings.
No alcohol abuse, smoking, or drug use.
Smoking is allowed only in the B&B yard and cigarette butts must be placed in the ashtray by the steps.
Fires only at the designated fire pit, with caution. Never leave a fire unattended. Do not damage trees.
No fires during forest fire warnings.
Do not burn plastic or dry equipment over open flames.

Customers are recommended to have personal accident insurance. Kommee Kurki is not liable for damages caused by negligence or natural conditions.
Groups must ensure their phones are sufficiently charged for emergencies.
Special Terms for Rental Equipment (e.g. bikes, gear)
The customer must read the safety and usage instructions.
Equipment must be used with care and only for its intended purpose.
The customer must perform a safety check during the rental.
Equipment may not be taken abroad or subleased.
Use is limited to suitable conditions matching the user’s skill level.
All use is at the customer’s own risk.
Equipment must be returned clean and in original condition at the agreed time and place.
Delays must be reported immediately. A 50% surcharge applies for overtime unless agreed otherwise.
Customers are liable for damage or loss caused by careless handling or poor maintenance.
Lost or destroyed equipment must be reimbursed at full replacement value.
Customers must follow transport and safety regulations and report any defects immediately.
Kommee Kurki is responsible only for wear-related maintenance.
Kommee Kurki is not liable for any direct or indirect costs or damages due to the equipment’s use or failure.
Damages, Liability, and Complaints
Damages
Customers must compensate for damages caused to the item.
The booker is also responsible for the actions of others visiting during the rental period.
Accident insurance is recommended.
Kommee Kurki is not liable for damages from negligence or external conditions (e.g. insects, animals, road conditions, weather, power outages, noise).
Liability
The customer is responsible for keeping the item intact and clean.
Kommee Kurki has liability insurance for damages caused directly by its staff or negligence.
Complaints
Complaints must be made as soon as the issue arises.
If unresolved or involving compensation, a written complaint must be submitted within one month of the end of the rental period.
Kommee Kurki will handle complaints within one month at most.
If no agreement is reached, the customer may refer the matter to the Consumer Disputes Board.
Delivery Terms
Formation of the Agreement
A binding purchase agreement is formed once the order is confirmed (by email, payment confirmation, or phone).
The confirmation will be sent via email.
Cancellation and Return of Physical Products
A 14-day return policy applies under Finnish consumer protection law.
The return is valid only if the product is unopened and in original condition, including packaging.

Personalized products, accommodation, restaurant services, or other leisure services scheduled for a specific time cannot be returned.
Gift cards are non-refundable.
Product Warranty
We follow the warranty terms set by the manufacturer or importer.
Shipping
Delivery charges include shipping and packaging. Final costs are shown when selecting payment/delivery method in the cart.
Payment Terms
Kommee Kurki uses trusted and secure payment intermediaries.
We do not store bank or credit card details.
The customer agrees to the terms of the chosen payment method.
Payment by Invoice (for companies and organizations)
Invoices are only for business and organizational customers.
Invoices must be paid by the due date. Accommodation must be paid by the start of the stay. Gift card invoices have 7-day net terms.
If payment is not received on time, interest and collection procedures may apply.
Payment by Invoice Issued by Kommee Kurki (for companies and organizations)
Invoicing is available only to companies and organizations.
The invoice must be paid by the due date indicated on the invoice. Accommodation invoices must be paid before the start of the accommodation. The payment term for gift card invoices is 7 days net.
If the invoice for the reserved product or service has not been paid by the due date, the interest conditions stated on the invoice will apply, and a collection agency may be used if necessary.
Online Store Payment Service Provider
The payment intermediary for the online store is Visma Payments Oy, Business ID 2486559-4, which is registered in the register of payment institutions maintained by the Finnish Financial Supervisory Authority.
In payments made through Visma Payments Oy, Visma Payments Oy is shown as the recipient on the bank statement and forwards the payment to the merchant. Visma Payments Oy is a licensed payment institution.

If the payment transaction has not been successfully completed at the time of ordering, Kommee Kurki will not process the order. In case of problems, don’t hesitate to contact us—we will do our best to help resolve the situation!
General Terms and Conditions
The prices displayed in the online service include value-added tax (VAT).
We may apply dynamic pricing in our accommodation properties. Prices may vary depending on the season and can change monthly, weekly, or even daily.
We sell products and services to private individuals of legal age as well as to business customers.
We reserve the right to change prices.
The customer is responsible for the accuracy of the information they provide.
Kommee Kurki has the right to use registered address information for direct advertising, distance selling, and other direct marketing, as well as for market and opinion research, unless the customer forbids it. You can opt out by contacting us using the contact details provided in these terms. Please also read our separate Register and Privacy Policy.
Kommee Kurki will not disclose customer data to third parties unless required by law.
We reserve the right to change these terms and conditions. Customers must review the currently valid terms before placing an order.
